Important Information On The 2026-2027 HOA5 Budget
Annual budget: As a result of our previous management company not mailing out the Annual Budget and Disclosure Report, HOA5 will not be able to implement the 2026-2027 budget that was approved at the August board meeting. The monthly fee will stay at $537. With the increase in cost of trash, water, insurance and pest control, this places HOA5 in a difficult position. We will need to be extremely conservative in our spending decisions.
 
Board Elections: Due to the delayed mailing of the announcement of election and call for candidates by our previous management company, to comply with the Davis/Stirling timeline requirements, our election will be delayed until Tuesday December 22. The current board will continue to serve in their positions until the Annual Meeting on December 22 when the ballots will be counted and the new board will decide the positions to be held by the incoming board. The first regular meeting of the new board will be January 26, 2027.

Welcome to our new Condo 5 Management Company, The Prescott Companies, An Associa Company provides TownSq for homeowners and residents. With TownSq you have online and smart phone app access where you can obtain information about your community. Initially, you must register using a web browser. Once you have enrolled using a web browser, you may download the mobile application from your app store on your phone and utilize your credentials to log in. Within TownSq, you will have the ability to view your account and pay your assessments online, review your governing documents, download important forms, and more. You even have the ability select the best way for us to communicate with you.
 

Once you log in at https://app.townsq.io/login, we will be able to send you timely information and keep you in touch with what is going on within your community. It is important to note that TownSq will be the Association's preferred communication platform for association information.
 
 
Fire Safety: Those of you with smart phones who are interested may download either the Watch Duty app or the SD Emergency app, both apps can give you real time information on the location and status of fires and inform you if there is an evacuation order and where to go for shelter if needed.
 
HOA5  Evacuation Zone is is SDC-1226. This number is important because evacuation orders are often given by zone number. Please keep this number in a handy place so you will know if our area is under evacuation warning or evacuation order. To get the apps just do a search and then download them and register.
 
Things to take with you if you have time before evacuation: • Food and water: At least three days of non-perishable food and three gallons of water per person • Map: A map with at least two evacuation routes • Medications: Prescriptions or other necessary medical items • First aid kit: A basic first aid kit and sanitation supplies • Electronics: A flashlight, battery-powered radio, and extra batteries • Documents: Copies of important documents like passports or birth certificates • Clothing: A change of clothes and extra eyeglasses or contact lenses • Keys and money: Extra car keys, credit cards, cash, or traveler's checks • Pet supplies: Pet food and water

  • The Board of Directors for Seven Oaks Management Corporation No. 5 wanted to remind homeowners of their responsibility to notify the Association by way of Management when there are water damages that may affect other units. This requirement is part of the CC&Rs for the Association, and must be followed so that the HOA and/or neighbors can take the necessary action when these types of losses occur. For more information, and for the exact verbiage on this subject, please select here.
