Seven Oaks Community Association
Annual Meeting, March 11, 2008
The annual meeting of Seven Oaks Community Association was opened at 2 p.m. at the association’s auditorium,
March 11, 2008. The meeting was attended by a number of members, the 2007/08 directors and the newly elected
2008/09 directors.
Directors Sharon Varner, June Smith, Hillard
Tavrow, and Mario Zanelli were introduced by Marilyn Goebel, President. Outgoing director June Smith and
director Peter Young, who was absent, were thanked for their service; Sharon Varner was thanked for agreeing to accept board
appointment to replace director Robert Fertig, who has resigned. New directors Richard Braun, Earl Chinn,
and Elaine Jeter were introduced.
The minutes
for the Mar. 4, 2008 Special Board meeting were approved; with Mr. Tavrow abstaining.
Accomplishments for 2007/08 were noted by Mrs. Goebel, including the installation of
automatic doors (primarily paid for by donations), and the ongoing work on the CC&R revisions, as well as tree replacement
near the clubhouse, and planning for improving drainage near the front entry.
Financial report by Financial Officer Hillard Tavrow noted that the assessment has been kept
at $265 per unit. 1759 homes (including condos) are in the association, totaling approximately $466,000.
Other items (fees, etc.) bring in about $15,000 per year. The association’s reserve (calculated
2 years ago at $275,022 if it were to be “fully funded”) was $183,000 at the end of Sept. 2007; it has increased
slightly since then, but because funds are only collected once per year, it will not be possible to have a firm figure until
the end of September, 2008. The association’s expenses are currently 8.5% under the budgeted amount,
but that might easily change before years’ end, September 30.
Architectural Liaison Mario Zanelli introduced Joe DeCanio, head of the architectural committee, who spoke to the
group about the activities of his committee as well as the best way to prevent misunderstandings in neighborhoods by getting
to know your neighbors.
Member Della Link spoke to ask about the
“Welcome Committee”. President Goebel explained the Board is aware of the concern, and the
item is on the agenda for a future board meeting.
