Seven Oaks Community Association, Inc.
Annual Meeting, March 8, 2011
 
The annual meeting of the Seven Oaks Community Association was opened at 2 p.m. in the Center auditorium by Glen Vaughan, retiring president.  Present: Mr. Vaughan, Earl Chinn, Richard Braun, Joni Hoffman, Elaine Jeter, Linda Lambson, Charles Williams; directors-elect Dan Harmer, Jim Schwartz, and Joseph Corduan; Manager Jerry Coats, and a number of members.  Director-elect Valerie Schmitt was absent.  No quorum was present (200 members is our quorum), limiting the
meeting to announcements only.
 
Jerry Coats announced the certified winners for the four open seats on the board:  Dan Harmer, Valerie Schmitt, Jim Schwartz, and Joseph Corduan.  There was a total of 2,724 votes cast and counted, including 7 write-ins with 1 vote each.  Directors Braun, Chinn, and Jeter still have one year left in their terms as directors.
 
Mr. Braun gave a report on the finances; the Association is operating within its budget, with current reserves approximately $252,000.  He noted that recent accomplishments included our security system, roof repairs and replacements, remodeled restrooms, and other items.  He stated that the damages from the October water-line break will necessitate landscaping changes, and these changes
will be made with an eye to savings on water and maintenance costs.  He gave primary credit to our manager, Mr. Coats, for wise use of our funds.Members asked questions about when updating the locker-rooms is scheduled, and about how the
board expects to address “tree v. view” issues.  In response to the first question, Mr. Braun said it is hoped that locker-rooms can be renovated in the coming year; to the latter question Mr. Braun expressed his hope to find ways to resolve these problems fairly and amicably with avoidance of some of the “toxic” attitudes we have sometimes seen in the past.
 
Mr. Vaughan then reviewed some of the accomplishments of the current board, including rest-room renovations, and annotation of our CC&Rs, as well as new guidelines for the Architectural Committee.  He noted that plans are beginning for commemoration of the 50th aanniversary of Seven Oaks, to be held in November of 2012.
 
Mr. Coats expressed his thanks to outgoing members of the board for their service.
 
Adjournment was at 2:20 p.m., to be followed by a closed board-organizational meeting in Rooms 3 & 4.  The next open meeting of the board of directors is scheduled for April 12, 2011, at 10 a.m. in Rms. 3&4 at the Center.
